Preview Property.  We will arrange a time to visit your property, and listen as you share what you feel makes it unique. 

Taking Professional Photography.  Buyers today expect photos, but any agent can snap a picture with their cell phone.  The saying goes that a picture is worth a thousand words.  Well, we feel that high quality, professional photos are priceless.  For all our listings we hire a professional photographer, who will visit the property and take high resolution photos and virtual tours.

Market Analysis.  One of the many ways we help you arrive at a fair price for your property is to look at the prices of similar properties in your area that have sold as well as the current competition.  We provide statistical data such as average sales-versus-list price percentages, average length of market time, seasonality of sales, location demand and a host of other factors that will help you arrive at the best market price for your property.

Pricing Strategy.  Once we have gone over the market analysis and seen how your property fits in, we will discuss a strategy that prices your home to meet you timeframe and expected proceeds.

Provide a “Property Enhancement Consultation”.  We’ve been doing this for quite some time, and have seen the impact that small and simple changes can have when it comes to the impression it leaves with buyers.  In addition to our experience, we are networked with interior designers, home staging companies and handyman services that can help tweak your home for optimal impact!

Anticipate Offers.  The time to prepare for offers is before they come in.  We will take the time to anticipate some of the financing conditions, contingencies, and requests that may present themselves in offers.  We can talk about the pros and cons of each and leave you prepared for whatever may come.

Gather all Pertinent Documents. These include deed restrictions, covenants, association declarations and by-laws, first right of refusal, party wall agreements, leases, property disclosures and more.  We don’t wait until a contract comes in to get these ready.  We pull them all together in advance and have them readily available in our listing binders. 

Prepare an Inventory of Furnishings.  If you include any furnishings with the purchase, we’ll assist you in completing an inventory.  For contract purposes, having an inventory eliminates misunderstandings. 

Order Preliminary Title Report.  Your title must be marketable, and this allows us to handle any clouds which may be revealed before a contract comes in. We will order and have on hand a copy of your title for review by potential buyers. We do this through several partner title companies located in and around our town.

Review Leases.  If there is a long term lease or nightly rental reservations are booked on your property, we coordinate with the tenants and property management  company to determine occupancy or move out clauses as it affects the sale and possession.  We then coordinate showing arrangements directly with tenants and guests.

Obtaining Mortgage Information.  We will know if your loan is assumable, and we will receive an approximate payoff.  We will also provide you with an estimated Seller’s Net Proceeds Statement based on this information, at your request.

Procuring Seller Disclosures. Utah law requires that a Seller provide a disclosure sharing all information about your home.  This is an extremely important document, and we will walk you through it step by step to ensure you’re protected

Making Extra Keys.  We always keep a spare in our office to give access to agents, appraisers, inspectors and other professionals as required.

Install Electronic Lockboxes.  Our lockboxes provide maximum security for our sellers and allows us to report very specific showing activity to you. Being that we are members of both the Park City MLS and the Wasatch Front (Salt Lake Valley) MLS, will provide access to members of both boards for maximum exposure to your property and a quicker sale. So don’t be surprised to see two lockboxes for access to your property.

Placing a Yard Sign.  When signs are permitted we provide for proper installation of our stylish for sale sign in order to further maximize your properties exposure.

When the time comes, and you receive an offer, we’ll gather all the necessary information to ensure you can make an informed decision.

Here is what we will do for you when offers are submitted on your property:

Qualify and counsel serious buyers and their agents toward a decision and provide answers to countless questions or technical matters. 

Evaluate and offer an objective, third party opinion when contracts are presented.  We will highlight the positive and negative aspects of the contract and make specific recommendations for structuring the contract in your best interest.

Advise that, as long as there are contingencies remaining on your contract, with your permission, we will continue to show the property.  We always look to bring in a backup offer whenever possible.


This is where we shine!  Here are some of the steps we take during the “under contract” process:

  1. We confirm that the earnest money has been deposited with the title company. 
  2. We order title insurance and all necessary closing documents.
  3. We deliver condominium declarations and by-laws or party wall agreements to the buyer by the contract deadlines.
  4. We follow up by mail with original contracts for signature by all parties, when required or requested
  5. We review the preliminary title commitment and resolve any remaining issues or requirements for title transfer.
  6. We obtain payoff information from your lender, if applicable. 
  7. We coordinate with the Buyer’s lender regarding loan approval process and time schedule.
  8. We ensure appraisals and necessary surveys have been ordered in a timely manner.
  9. We obtain a pre-qualification or loan approval letter from the buyer’s lender. 
  10. We arrange access and consult with appraiser.
  11. We deliver signed Seller’s Property Condition Disclosures to the Buyer for acceptance. 
  12. We handle Lead-Based Paint Disclosures and other necessary documents as required. 
  13. We schedule the property inspection & negotiate inspection items that are requested. 
  14. We obtain estimates for repairs that are necessary. 
  15. We also coordinate radon inspections and mitigation when necessary.
  16. We negotiate any personal items that may be included such as furnishings, and prepare an inventory to be attached to the Bill of Sale at closing. 
  17. We negotiate the transfer of any applicable club memberships.
  18. We review your settlement documents prior to closing and coordinate actual closing arrangements, utility transfers, key transfers etc.
  19. We ensure the property signs and lockbox are removed the day before closing. 
  20. We coordinate final inspections, property, carpet and window cleaning.  We consult with you, the buyer, and the selling agent throughout settlement and troubleshoot any potential problems in advance, or handle last minute complications.

  3. Cooperate in making access for showings as easy as possible for realtors

  7. Notify us when travel plans take you away from home to stay in communication

  8. When an offer comes in, listen to our advice; be timely and diligent in your response. Expect to honor reasonable contingencies.

  9. Consider all offers.  Be prepared to make reasonable compromises when necessary.

  10. Return all paperwork promptly.

  11. Take care of any repairs and required maintenance.

  12. Plan to close and vacate the property on schedule, as per the contract.

  13. Deliver your property in the condition required at closing.
